Three Takeaways From URA's October Tenders

The short version of what URA announced on 13 August 2026, in three bullets, followed by the Terra Hill record.

Each bullet is a fact taken from the release, and the paragraphs after the bullets set out the record for Terra Hill at Yew Siang Road.

• Two sites, two stations. Marina Gardens Lane (near Marina South MRT station, about 390 homes) and Orchard Boulevard (near Orchard Boulevard MRT station, about 110 homes) were released for sale by public tender under the Confirmed List of the 2H2026 Government Land Sales (GLS) Programme.
• Two closing times. Marina Gardens Lane closes at 12 noon on Thursday 15 October 2026, six days from today, Friday 9 October. Orchard Boulevard closes at 12 noon on Thursday 29 October 2026, twenty days from today.
• One list. Both sites belong to a Confirmed List that URA puts at about 4,745 homes in total, and developers obtain the tender documents, called eDeveloper's Packets, through URA's One-Stop Developers' Portal.

Terra Hill in One Paragraph

Terra Hill Condo is a non-EC private condominium of 270 freehold homes in nine five-storey blocks with attics, on a terraced hillside at 18 to 22B Yew Siang Road, off Pasir Panjang Road, in District 5. The Signature Collection holds 240 homes in six blocks, from a 624 sq ft 2-bedroom to 5-bedroom attic penthouses, and the Prestige Collection holds 30 homes in three blocks with two homes per floor and private lift lobbies. Pasir Panjang MRT (CC26) is about 350 m away, with a side gate to Kent Ridge Park. The developer is Hoi Hup Sunway Kent Ridge Pte. Ltd., a joint venture of Hoi Hup Realty and Sunway Developments. The site area is 19,365 sqm with a plot ratio of 1.4, served by one basement car park. The Prestige Collection includes a 4-bedroom DP1 of 1,894 sq ft and a 5-bedroom penthouse, EP1-PH, of 3,035 sq ft. The Greater Southern Waterfront lies along the coast below, and one-north and Science Park are nearby.

Terra Hill Dates and Viewing

Building plan approval was granted on 23 December 2022, and the e-brochure was issued on 5 February 2023. The notice of vacant possession is dated 9 January 2028 and the notice of completion 9 January 2031. The project is launched and under construction, and the show units (Type B3, Type C5 and Type DP1) and the Sales Gallery are open by appointment. Viewing is by appointment, so the show units and the Sales Gallery can be seen at a time that suits the visitor. The Sales Concierge replies to requests for the e-brochure and availability, and further project updates will be published as the developer releases them. Verdict: the release gives two dates to note, 15 and 29 October, and the Terra Hill record runs on its own timetable.
