Every purchase at Terra Hill carries Buyer’s Stamp Duty, and Additional Buyer’s Stamp Duty is added according to the buyer’s profile. Seller’s Stamp Duty arises only on a resale within four years. The rates below are those published by IRAS and in force in October 2026.
Buyer’s Stamp Duty on a Terra Hill Home
BSD is charged in bands: each slice of the price is taxed at its own rate and the slices are added together. The residential bands below have applied since 15 February 2023.

Additional Buyer’s Stamp Duty for Terra Hill Buyers
ABSD is payable on top of BSD. For individuals the rate turns on residency and on the number of residential properties already owned on the purchase date; foreigners and entities pay a single rate. These rates took effect on 27 April 2023.

A married couple buying together, with at least one Singapore Citizen spouse and no other residential property between them, may apply for ABSD remission; a couple who sell their existing home within the period IRAS sets may apply for a refund. Under free trade agreements, nationals and permanent residents of the United States and nationals of Iceland, Liechtenstein, Norway and Switzerland receive the same ABSD treatment as Singapore Citizens. Terra Hill is a condominium, so foreign buyers may purchase without the approval that landed housing requires.
Seller’s Stamp Duty and Terra Hill
SSD is paid by a seller, and only on a residential sale within four years of purchase. For homes bought on or after 4 July 2025 the rates below apply; earlier purchases follow the previous three-year table.
