How Do I Book a Terra Hill Showflat Viewing, and What Should I Prepare?

The Short Answer for Terra Hill

Viewings of Terra Hill are by appointment. Send a request through the showflat page, or call or WhatsApp 6200 6220, and the Sales Concierge confirms a date and time. There is no cost and no obligation.

A little preparation makes the appointment far more useful: a rough budget, a shortlist of layouts and a clear idea of who needs to be there.

What Happens at a Terra Hill Viewing

The session walks through the developer’s show units, then goes through the site plan and the unit distribution chart block by block, so the tier, outlook and orientation of each home on the shortlist are clear. The current price list and availability are shared at the appointment.

The Sales Concierge also sets out the payment schedule, the stamp duty for the buyer’s profile and the loan limits that apply.

What to Bring to a Terra Hill Viewing

A budget is the most useful thing to bring. The TDSR calculator estimates the largest loan an income supports, and the progressive payment calculator shows the cash and CPF needed at each stage. A bank’s in-principle approval, if available, makes the figure firm.

Knowing the buyer profile matters too: whether any party already owns a residential property, and the citizenship of each, since these decide ABSD.

Questions Worth Asking at Terra Hill

Buyers often ask which construction stages have been certified, since that shapes the upfront payment; how the attic levels of the penthouses can be used; which blocks are nearest the side gate to Kent Ridge Park and which face the lap pool; and which homes catch glimpses of the sea.

It also helps to ask about the provisions in each type, such as the store room in selected Signature homes, the private lift lobby in the Prestige blocks and the smart home features.

Bringing the Right People to Terra Hill

Everyone who will live in the home or co-own it should ideally attend; layout questions are settled fastest when all decision-makers see the space together. Where a co-buyer is overseas, the virtual tours let them walk through the Type B3, C5 and DP1 show units and the Sales Gallery online.

Noting the answers against the unit numbers discussed means a decision taken later rests on the same figures given at the appointment.

Reading the Terra Hill Site Plan Before a Viewing

Finally, a buyer comparing collections can ask to see both. The Signature Collection homes share eight-unit floors and carry De Dietrich and Samsung kitchens; the Prestige Collection homes share floors of two, open from private lift lobbies and carry V-Zug kitchens and en-suite bedrooms throughout. Seeing the two side by side is the quickest way to judge whether the step up suits the household.

The site plan repays a few minutes before the appointment. Blocks 18, 18A and 18B follow the southern edge of the site from the entrance on Yew Siang Road; Blocks 22, 22A and 22B form the northern arm towards The Alcove and The Sanctuary; and the three Prestige Collection blocks, 20, 20A and 20B, sit higher on the slope. The 50-metre lap pool and Terra House run through the middle, in The Enclave.

With that picture in mind, a buyer can arrive with a view on which part of the estate suits them: nearer the entrance and the Arrival Plaza, closer to the children’s facilities in The Alcove, overlooking the pool, or at the top of the hill near the side gate to Kent Ridge Park. The elevation chart then shows which types sit in each block and on which storey.

It also helps to decide early between a typical floor and a fifth-storey home with an attic. The attic penthouses carry higher living rooms and an extra level, while the first-storey homes have ceilings of about 3.5 metres in the main rooms. Each has its own appeal, and seeing both at the appointment settles the question quickly.
